How to fix: This is a tough one to fix. If the location isn’t exactly sought-after, be prepared to play the waiting game. It might just take more time to find that perfect buyer (The #1 reason will fix this.)

  That first impression matters! If you haven’t done it yet, give Russ a call he will give you

   Just putting your house on the market isn’t enough. You need to post your listing in as many

    places as possible. 95% of the buyers start searching online. Ask questions regarding where 

    your house is listed, or just google your address, if your agent isn't doing a good job, it might

   professional to re-do your listing photos.

Drive around your neighborhood and compare the houses. Yours should stand out. If not,

 This is easy to fix go back to #5, if things look good there, then go to #1, The longer the 

  house stays on the market buyers will think there is a problem with the house.


  17. Your Home Is Too Personalized

This is a biggie. You painted the rooms with bright colors, and have a ton of family pictures.

 Remove all the family pictures on the walls, stand back look at the wall to see all the nail 

 holes and faded paint. Now fill the nail holes and paint the wall, paint walls and rooms with 

 neutral color or call a painter.


  18. You Aren't Being Flexible



                 With Showings

    This is a good one, You want to sell your house but don't want to show it. You can't show 

     on Monday, Wednesday, and Friday, show on Tuesday between 3 and 4, Thursday anytime, 

    Saturday between 1 and 4, Sunday between 4 and 6, and no lock box, Wonder why it’s not 

    selling, buyers can't see it!


  19. You Make Your Listing Agent


            Accompany The Showings

 Yep, now the listing agent must be available at the same time as the buyers and buyers agent. 

  20. Your Home Is Dated

    Not only the age of your home but when was the last time you updated the kitchen,     

    bathroom, how about paint, etc.


  21. The House is Uninsurable

    The house you are looking to buy does not meet your insurance company's

      standards for coverage. There are many reasons here are a few, outdated wiring,

      plumbing, construction that no longer meets building codes, became run 

      down over time, hoarding, unsafe, prior loss history, age of home, sewer line, 

      location, type of roof, trees. Just talk to your insurance agent about your future home.

 have a hard time” at resale.

    You want someone with experience, fulltime, who is reliable and knows the local market.

    Make sure you take your time choosing your real estate agent. It’s okay to meet with a few

    before selecting yours.


  27. Your Home Is In Need of Too



                       Many Repairs

   From a simple faucet drip to the replacement of the roof, there may be a hundred little things

    that need to be fixed on a home. Have a pre-listing inspection done, this can save you a ton 

    of money. If you have an older home and know you have some defects needing attention, it 

    might be worth the money. Anytime you can prevent a home inspection from causing your 

    sale to go down the tubes is a good thing. The home inspection is one of the biggest deal 

    killers in a real estate transaction but both you and the buyer only have so much time to 

    close a deal. When a buyer hits a seller with multiple little repair requests, the seller

    may feel overwhelmed simply due to the time required to make the repairs.

 You are selling your house what are you waiting for start packing. You should have started 

  packing before you listed. Why, you would have decluttered the house, more closet space,

  it’s June. Do you really need winter clothes in the closet? So get packing, and rent a storage

  space for a month or two. 


  29. You're Not Ready For The



                       Goodbye

   You have just spent 25/30 years in your home lots of happy times and sad times. Now it's 

    time to move on to a new chapter in your book, look for new happy times.


  30. You Stayed For The Showing

No, No, No, never stay for showings. It makes the buyers feel uncomfortable, they want to 

 feel free to talk about the house and its problems with the agent. Just go to the mall for a 

 walk.


  31. You Have To Much Furniture

 The less furniture you have the rooms look bigger, brighter, and cleaner.

  32. You Didn't Let The Sun Shine In,



                  Let There Be Light

 You do not want dark and dreary rooms. Let the sunlight in, clean the windows change, or 

 remove the shades/window treatments. Lighter brighter makes it work

This is not good, parked cars, trucks, boats, overgrown vegetation, houses in need of repair. Selling in a distressed neighborhood will take more time or just lower the price until it sells.

     Yes, there are a few times that homes sell from open houses. Open houses are really 

      unnecessary to sell a home in the digital age 98% of the buyers start the home search on         

      the internet. Open houses just bring in strangers to your home. Do they have an agent? 

      how about a pre-approval, maybe they are just checking out your house to rob the next day.

                               New

  This is your house and your money on the line. I know everyone has to start new,

   it all comes down to the   broker and agent. Does the agent have a mentor,

   ask about the company training do your  research, do you like the agent. 


  37. Smallest House In The



          Neighborhood (Don't Fit In) 

   Just driving around the neighborhood is your house the smallest. Maybe a price change is do.

  38. You're Getting Bad Advice

   You are talking to the wrong people. Why are you listening to family or friends? Do they

   know more than your agent and if your agent is giving you bad advice, get a new agent. 

   When you list with the wrong agent, you either end up taking less for the home or staying 

   in it for another six months. Make sure you’re working with a full-time agent who is an expert

   in your area.


  39. Front Door Locks Worn Out

  Ok, so you know how the key works, well the agent is trying to get the key to open the door. 

    The buyers are trying to help the agent and now looking around at all the little problems.

    Just replace the lock, better yet why not install a smart lock and make things look easy and great. 


  40. Your Real Estate Agent Is A



                  Friend or Relative

    Ok, I understand this, you hired a family member or friend just to keep the peace in the   

    family or friendship. Now things are not working out, but you gave them a chance anyway, 

    now just move on. hire a new full-time agent.


  41. Your Real Estate Agent Has A



           Full-Time Job, Now Your Agent


                       

                      Works Part Time

    You need a Full Time agent! Your agent has a full-time job. A problem   

    comes up that needs your attention now, or your attorney needs some answers to a 

    few questions, can't get any answers till later that night, now everything is put on hold. 


  42. No Address Number On House



                             or Curb

    Think about it, when you drive around looking for a house number it’s very frustrating, have

    a nice large number that lights up.


  43. House On Corner Lot

   Most buyers do have some hesitation when a house is on a busy corner. There’s extra

    traffic, additional sidewalks to maintain, and landscaping, mowing a lot of grass and snow

    removal and a higher degree of visibility.


  44. Feng Shui

    Feng Shui is something to think about. Ancient Chinese belief is the way to boost the 

    energy of your home the way your house is located on a street, situated on a lot, built, or

    how the home flows inside the way that you arrange objects affects your success, health,

    and happiness. Feng Shui might not be on your to-do list but as a homeowner, you can get

  45. Cars, Boats, Campers, Parked



                     In The Driveway




 Move out the extra cars, boats, campers parked in the driveway. Rent a garage or private 

    parking location. It makes the curb appeal stand out. If not the buyers will just move on.

  48. FSBO For Sale By Owner



           Trying To Sell The House



                          Yourself


Years ago it was easy to be an FSBO, (For Sale by Owner) but today not so much. Liability is the big one, any mistakes you make can cost you greatly. Some of the other hot spots are time, cost, saving on commission, marketing, pricing incorrectly, low ballers, paper work, seller disclosure and inspection issues just to mention a few. It’s just to much for the first-time home sellers.

  50. Failing To Disclose A Defect

 It’s always smarter to disclose. Be very upfront and very forthcoming. Most of the time buyers are savvy. A seller doesn’t have to disclose if a crime was committed in the home, or if there’s a ghost haunting the house but you can be held liable, the buyer could cancel the contract, and then depending on the situation, the buyer may seek legal counsel. But it’s best not to hide what you know. Anything that can be shared that helps the buyer feel comfortable with the purchase is really positive.
