                                                  It's All In the Price:

Do you ever wonder why sellers keep lowering the price on their home? Some may think there may be an issue with that home. A good rule of thumb is to follow what the last comparable home sold for. Price it too high, and you may just scare buyers off. Lower prices draw quick and competing bids.

                                             Don't Fight The Market:

Take into consideration what is going on in your local real estate market below are the up to date market reports/videos.

How Your Home Looks Online Is Crucial:

Perfect pictures/videos are worth a thousand words. If you're going to make your house sparkle for those open houses, why not make it sparkle online? First impressions count and today's buyers, 95% of buyers start home hunting online.

                                              Showing Your Home:

Selling your home takes a lot of hard work. After you've talked to Russ, completed repairs, deep cleaning and stage your home, but you're not done. Showing your home can take a lot of your time but it doesn't have to cause stress if you have a plan.

Be flexible with showing times. Setting severe limitations makes it harder to sell a home. Not only will these tips help you keep your house tidy, but they will also help make the home selling process more manageable.

Living in a home while keeping it in good condition for showings can be a difficult balance to achieve. However, there are measures you can take to ensure that your home is primed and ready to impress potential home buyers.

When time to show DO NOT BE HOME, buyers feel uneasy when sellers are present. Develop an escape plan. Decide in advance where you'll go when potential buyers are on their way over.

If you get a last minute call to show your home, don't turn someone away because you're afraid you won't be ready. If someone asks to see your home on short notice, they likely understand that it won't be perfect.

                                                                   Pets:

There's nothing like a pet. That is, unless, you can smell your pet as soon as you open the door. It is hard to remove the pet smell. Not everyone is a pet lover. People who aren't pet lovers may see pets as a sign of a house not being clean. If hosting an open house or having several walk-throughs, take the pets way for the day and move things like dog bowls and litter boxes here is a tip to help. Vacuum often simple and true, constant vacuuming is the best way to rid your home of pet hair tumbleweeds and anything else they may bring into your home with them. Use the hose attachment and vacuum off your furniture as well as curtains or any other surface that may get covered in pet hair.

                                                              Aroma:

Plays a subtle but important role in a buyer's decision. Air fresheners, candles, and diffusers can do the trick. Your home will smell great and be more enticing to buyers.

                                                           Curb Appeal:

Trimming hedges and trees and cleaning the windows also helps. If your home looks unkept from the outside, buyers will be more critical about details on the inside. check out this video on curb appeal
